The next steps to your new property
Having decided on a property, every person (over 18) will need to complete the reference process.
Applications can take 3-5 working days. We will update you on any progress.
Step 1: Tell the viewing representative or contact the office if you want to apply & provide the full names, contact telephone numbers & email addresses for all applicants.
Step 2: The referencing company, Van Mildert will email you with an application form to complete
Step 3: Once completed we will review your application form. We may contact you at this stage to address any concerns we may have that may affect your initial application.
Step 4: You will be required to pay a holding deposit equal to one weeks rent.
If your application is successful, the holding deposit will be deducted from your outstanding balance.
We will retain the holding deposit in circumstances where the applicant withdraws, fails a Right to Rent check or provides false or misleading information, which the landlord is reasonably entitled to consider in deciding whether to grant the tenancy because this materially affects their suitability to rent the property.
Please note that the property will remain on the open market and viewings will still take place until this stage is completed.
Step 5: Van Mildert conduct the following where applicable:
Current/previous Landlord/s reference/ Credit check/ Employer reference/ Right to Rent check
If you are under 25, have adverse credit or a low income etc. a guarantor may be required.
Step 6: You will be required to pay a bond equal to five weeks rent. Once this has been received the property will be advertised as Let. We will also discuss your tenancy start date.
A deposit (or ‘bond’) is required prior to occupation. This will be equal to five weeks rent. Where we are managing the property, the deposit will be registered with The Deposit Protection Service. Full details can be found on www.depositprotectionservice.com
Where we are not managing the property, it will be the Landlords responsibility to register the bond (unless we are instructed otherwise).
Step 7: Prior to your tenancy starting any outstanding balance including your first month’s rent must have been paid & all tenancy paperwork must have been signed (online)
On the day your tenancy starts you can collect keys from our office.
Please note that keys will not be issued for any reason prior to the tenancy starting
RIGHT TO RENT CHECKS
As per new government legislation applicants will now have to complete a Right to Rent check as part of the referencing process. Applicants will need to supply a copy of either one document from section 1 or a combination of two documents from section 2 (see below) to both ourselves upon application and the referencing team upon request.
Section 1. – one document required
Current or expired British/EEA/Swiss Passport or National Identity Card
Valid Biometric Immigration Document
Certificate/Card confirming permanent residence issued by the Home Office
A Passport or other document stating that the holder is exempt from the Immigration control and is authorised to stay in the UK indefinitely.
Section 2. – two documents required
Full Birth/Adoption Certificate
Letter dated within the last 3 months from an employer/UK Government Department or Local Authority.
Letter confirming acceptance of UK Educational Institution
Full or Provisional UK Driving License (with counterpart)
Letter dated within the last 3 months from a UK Police force or HM Prison Service.
Protheroe Property are not obliged to inform Tenants on the specific reasons resulting in an unsuccessful application.

RENT
Rents are normally quoted on a calendar month basis. In addition, the Tenant is responsible (unless otherwise stated) for the Council Tax, Water Rates, Gas, Electricity, Telephone costs and any other Utility Bills where applicable.
Rents are payable by standing order (unless alternative arrangements have been made in advance) to our Company bank account monthly in advance, with the first month’s rent due before taking occupation of the property.
How do we ensure our tenants are protected?
We are a registered member of the Client Money Protection Scheme. This is a client money protection scheme to ensure your money is handled within the correct manner. Download a copy of our Client Money Protection Certificate here.
We are also members of The Property Ombudsman, which is a redress scheme for consumer complaints.
